• Condominium Administrator

The Firm deals with the administration of real estate and condominium assets, using the collaboration of various professional figures with experience and expertise; an adequate structure and experience for the management of condominiums according to the new legal provisions in force (new condominium reform - Law n.220 of 11.12.2012), therefore prepared in tax and legal, administrative and construction matters.

In the task of managing the condominium, the Firm uses an informatic system that allows a clear and updated accounting situation of the condominium, of the individual condominiums and of the various suppliers.
Fulfillment by the Firm of all the tax obligations of the condominium ranging from the payments of withholding taxes, to the certifications of the professional withholdings, the compilation of the AC framework (tax return), the certifications relating to tax deductions, etc.

  • Condominium assemblies;
  • Annual convocation of the condominium council;
  • Preparation of the budget and final balance (with relative division);
  • Preparation and sending of payment notices or MAV, for the payment of condominium fees;
  • Payment of expenses for the maintenance and common services of the building;
  • Opening and / or management of the bank account of the condominium (reform 2012);
  • Care of relations with suppliers and employees of the condominium;
  • Preservation of the archive of documents for the time required by law;
  • Consultation of legal and technical, required of ordinary estimates, finding suppliers, maintenance of relationships with neighboring properties;
  • Stipulation and / or updating of insurance policies;
  • Legal representation of the condominium;
  • Fulfillment of the provisions of the law and current regulations on ordinary matters;

  • Each assembly after the fourth;
  • Personal practices related to the individual condominium (eg reminder and formal notice of the condominium in default);
  • Injunctive decrees;
  • extraordinary work: the accounting and administrative management of strordinari work is due compensation to the fullest extent of 3%;
